A Victorian property with original pine floorboards throughout, hidden beneath old carpet down for decades. Once removed, the floorboards revealed their age – old finishes flaking away, multiple stains from water damage and wear, gaps between boards from settling, and evidence of earlier repairs with mismatched filler. Client wanted floor restored showing natural pine grain.
We secured loose boards and checked all fixings – loose boards move underfoot and damage equipment. We filled gaps with colour-matched pine filler, sanding flush once set. Floor was sanded through sequence of grits (36, 60, 120, 180) using belt and orbital sanders, with handheld detail work around edges and corners.
The original pine floorboards now display their natural colour and grain, hidden for 50+ years. We applied two coats of matte lacquer protecting the wood whilst maintaining authentic period finish. The floor is now bright, clean, and shows off the character of original materials. The transformation is remarkable.
A typical room (15-20 sqm) takes 2-3 working days depending on floor condition. The grit sequence cannot be rushed – skipping grits results in visible scratches and uneven finish. Curing time between coats adds 1-2 days.
Dust extraction systems remove approximately 95% of airborne dust. Rooms will still need sealing off but disruption is minimal compared to traditional sanding. We provide detailed management plan before starting.
Lacquer forms hard protective surface and is easier to clean. Oil soaks into wood and needs reapplication every 1-2 years but gives more natural appearance. For period properties, either works – choose based on lifestyle and maintenance preferences.
